Whilst some renovations restore a building, others restore belief in what's possible.

When builder and developer Niko Fotopoulos acquired 4 Robert Street, Petersham, what stood on the site was a 138-year-old Victorian home reduced to little more than three standing walls. Where others may have seen a write-off, he saw a project - one that would test the limits of his craft and ultimately exceed his own expectations.

Niko talks through the transformation from original vision, through to finished product - delivering a contemporary Inner West home of character and soul, that patiently awaits its next custodians.

BW: What was your initial vision when you acquired this unique site?

Niko: From the outset, it was clear this wouldn't be a simple or quick renovation - but I could see the potential hidden within the site. What stood before us was a 138-year-old freestanding Victorian home that had been reduced to little more than three standing walls. Many would have seen an impossible challenge. I saw an opportunity to restore and reimagine a remarkable piece of history.

The vision was to honour the home's Victorian heritage while creating a modern, functional residence that would stand the test of time. Looking at the finished result, I believe we've achieved exactly that.

BW: How did you strike s balance between the heritage and contemporary details?

Niko: Preserving the character of the original heritage façade was one of the key priorities of the project. With only three of the original walls remaining, it required a careful and considered approach to ensure the home's history was respected while creating a modern living environment.

Working closely with Blueprint Design, we were able to retain the traditional Victorian streetscape while completely transforming the interior. The result is a home that offers the best of both worlds - timeless heritage charm from the street, and a sophisticated, contemporary residence within.

BW: What challenged you most, and what did you find most rewarding?

Niko: The greatest challenge was turning an ambitious vision into reality. Projects of this scale require constant planning, problem-solving, and countless discussions on site to ensure every detail is considered and executed to the highest standard. With a property of this age and condition, there were many complexities along the way.

What I found most rewarding was watching the finished result exceed my original expectations. Watching a 138-year-old home evolve from a structure with only three standing walls into the residence it is today - that's something I'm very proud of.

BW: What do you believe makes the Inner West so special?

Niko: I've spent a lot of time in the area over the years through family, sport, and work, and I've watched it evolve into one of Sydney's most sought-after places to live.

What makes it special is the balance it offers. It has proximity to the CBD, strong public transport, vibrant local communities, and an incredible range of cafés, restaurants, and parks. It combines the convenience of city living with the character of established neighbourhoods. The café culture alone is outstanding.

BW: What do you hope this home becomes for its next owners?

Niko: My hope is that it becomes a long-term family home - a place where its next owners create lasting memories for years to come. Every aspect of the design and construction was considered with that in mind.

Ultimately, I hope the next owners appreciate the attention to detail, quality, and vision that have gone into creating a home that seamlessly combines timeless character with contemporary luxury. That's what this project has always been about.
