A new architectural landmark for the Lower North Shore is underway, with Wirra Neutral Bay now well into construction with partner, Ultra Building Co.

“Bulk excavation completed ahead of schedule in early 2025 and we’re now progressing with concrete pours for levels four and five,” shared Podia’s Head of Sales John Melville. “The final pour of the rooftop will be complete in late August, after which the interiors — designed by the acclaimed Richards Stanisich — will start coming to life.“

Due for completion in early 2026, Wirra will offer 20 exclusive residences across five levels, each one crafted with the scale, privacy, and finish usually reserved for a luxury standalone home.

The building’s design and finely detailed façade are more than just visually appealing — they’re a symbol of the precision, collaboration, and ambition driving this project. “Every decision has been guided by our commitment to bring the luxury home experience into multi-residential living,” says John. “Wirra‘s architect MHNDU, our interior designers, and our builders are working in true harmony. That allows us the assurance and absolute confidence that the original design vision is and will continue to be realised, down to the last detail.”

Podia’s vision has been a guiding force behind every decision. “There’s been constant on-site collaboration and full alignment between our teams - it’s a culture of mutual respect and shared vision and something we look for in all the partners we work with.”

With nearly half the residences sold, and many in the final stages of selling, it’s a pace that represents the market’s appetite for quality and thoughtfully crafted homes. “We’re proud that Wirra is outperforming similar projects in the area,” says John. “Buyers have responded to the intimacy of a boutique project and our commitment to quality at every stage.”

The finished product will offer interiors of true privacy and scale, and a considered design language. BresicWhitney’s Scott Thornton spoke of the role this plays. “If you want to live north of the harbour, there’s no suburb that connects you with the city quite like Neutral Bay – with incredible views to match” he says. “Wirra speaks to a new chapter for residents and the wider evolution underway in the local market.

“There’s a gap for expansive low-maintenance apartments that still feel like a house. We’re seeing more people who are selling the family home, still wanting privacy, scale, and quality in their next home. Wirra delivers on these ambitions - with a limited collection of residences, a coveted view and a lovely community. It does set a new benchmark.”

As John adds. “People are curious, engaged, and pleased to see a project that reflects the architectural character and aspirations of the area. Completion is on the horizon and we’re proud that Wirra is more than an new address for buyers, it’s an opportunity to be part of something quite special.“
