What was the owner hoping to achieve?
It’s always wonderful to represent an owner who gives you their complete trust. In this case, some of the work we did pre-market helped a lot. The styling team (Capstone Interiors and Porch Envy) delivered brilliantly, and they understood how to hero the outdoor terrace. They really understood the brief and let the space breathe. As for the sales campaign, we set it for auction but the owners were always pragmatic and focused on selling in an efficient timeframe. They were ready to move, if the right buyer appeared.

Who was the buyer and how did they find the property?
The buyer is an Australian expat, currently based in Singapore with plans to return at year's end with her two teenage children. She found the listing online and we did countless video walkthroughs to bridge the distance. We also met with her mother at the property, so the family had someone on the ground checking details while the buyer was overseas.
What made this property stand out?
The apartment's resort-style facilities were a major drawcard - the large pool and gym in particular were favoured by her teenage children. Proximity to the university they will be attending was another practical win. For a penthouse, the strata outgoings were quite reasonable compared to similar buildings, which removed a common barrier. Ultimately it was the outdoor terrace and sweeping views of the city that became the undeniable selling point bringing all elements of the sale together.


What's driving Waterloo's strength right now?
Waterloo is a hot spot because of proximity to everything. I call it the suburb that's ten minutes to everywhere. If I had to name a single factor, it's lifestyle - buyers know they're close to transport, work, universities, parks, all of it.
One lesson for sellers in nearby suburbs?
Pay attention to this hot spot. Waterloo's developing infrastructure and lifestyle appeal will only add value to surrounding suburbs. The momentum here lifts the wider area. It’s clear that buyers are engaged and keen to see its continued evolution.
